Terms of Service

Last updated: July 5, 2026

These Terms of Service ("Terms") govern your use of the CLT Room Rentals website and the process of inquiring about, touring, and applying for a room. By using our website or submitting a form, you agree to these Terms. We've written them in plain language so they're actually readable.

Our Website Is Informational

Our website is provided for general information about available rooms and our rental process. Room availability, pricing, photos, and amenities are subject to change without notice. We do our best to keep listings accurate and up to date, but we don't guarantee that every detail on the site is current at the moment you view it.

Submitting an Interest Form Is Not a Lease

Submitting our interest form, contact form, or scheduling a tour does not reserve a room for you and is not a lease, offer, or guarantee of housing. A room is only reserved once you have completed our application and screening process, been approved, and signed a lease agreement.

Application & Screening

  • Rental applications require a $35 background check fee. This fee is refunded in full if you are approved within 24 hours of your property tour.
  • A $500 refundable security deposit is required to reserve an approved room. The deposit is refunded at move-out, provided there is no damage beyond normal wear and tear.
  • We will never ask you to pay any fee or deposit before you have toured the property, in person or virtually.

Fair Housing Commitment

CLT Room Rentals is committed to equal housing opportunity. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other class protected under federal, state, or local fair housing laws. All applicants are evaluated using the same rental criteria.

Limitation of Liability

Our website and the information on it are provided "as is" without warranties of any kind. To the fullest extent permitted by law, CLT Room Rentals is not liable for any indirect, incidental, or consequential damages arising from your use of the website or reliance on information found on it. Nothing in these Terms limits any rights you have under your signed lease agreement, which governs your tenancy.

Governing Law

These Terms are governed by the laws of the State of North Carolina, without regard to conflict of law principles.

Changes to These Terms

We may update these Terms from time to time. Any changes will be posted on this page with a revised "Last updated" date.
